The design phase fee comes off the construction contract if you proceed with us. If you do not, the drawings and the line-item proposal are yours to take to another builder.

Cost questions
Why is the design phase paid?
Because producing a genuinely fixed price requires real drawings and real selections, which takes weeks of work. Free estimates are how change orders happen later.
What is an allowance and how do you handle them?
An allowance is a budget line for something not yet selected, like tile. We set them at realistic amounts based on your stated taste, show you the number, and reconcile at cost.
What is your payment schedule?
A deposit at contract signing, then progress payments tied to completed milestones, with a final payment on punch list completion. No large payment ahead of work.
Do you offer financing?
We do not lend, but we work regularly with two local renovation lenders and can make an introduction.
