How we work

From first call to final walkthrough

Site visit and rough range

We come out, look at the property, and give you an honest cost range within a week. No charge, no obligation.

Design and fixed-price proposal

Drawings, selections and a line-item proposal. This phase is paid, and the fee is credited against the contract if you proceed.

Permitting and schedule

We handle submittal and inspections. You get a written schedule with dated milestones before demolition starts.

Build and weekly updates

A project manager on site daily, a written update every Friday with photos, and a running log of any change orders.

Punch list and warranty

A joint walkthrough, a punch list closed within ten days, and a two-year workmanship warranty in writing.

Fixed price

A change order should be a surprise to nobody

The industry norm is a low bid followed by a sequence of change orders that quietly doubles the cost. We price the whole scope up front, in line items, and any change requires your written approval with the cost stated before the work happens.
